The FHA 203(k) loan can be combined with the EEM (Energy Efficient Mortgage) and there isn't a need to combine it with any other type of mortgage.There are 2 versions of the 203k - Streamline and Standard/Rehab. The Streamline has max rehab limit of $35,000, but the Standard/Rehab version is not limited to $35k but can go up to the max FHA loan limit for the area. In Barre, VT, the max FHA loan limit is $271,050 for a single family home and $521,250 for a 4-plex. So, regardless of your purchase price, you should have ample room to include all the renovations you want.
