Bond Boo, I would be more than happy to review what you are currently being offered and give you an assessment of whether that offer is fair or can you do better. There are people starving for business that will unfortunately always do something for less but that does not always mean that its a good deal for me if the transaction never closes!

Fees too high. What state are you in?

Rate is not bad but those lender fees are a little high. Are you including the up front mortgage insurance in there?
Break the individual fees down for us and we can narrow it down.

You can change lenders but do it quickly. Time is of the essence. Says so right in your real estate contract. If you shop the new lender will need time to process the loan. You want to make your closing date if possible. I would spend 1 maybe 2 days doing research then make a decision and go with it. Just my humble opinion.

Yes you can still shop. Too little information to tell if it's a good deal or not with just the APR.
Purchase price?
Down Payment?
FICO score?
SFR or condo?
Interest rate?
Total lender fees?

Is it too late to shop around for a better APR even after I received my ratified contract?
