Is it typical for buyers to ask to have the house professionally cleaned?

We have an offer coming in and apparently they want it professionally cleaned.  I am just wondering if most buyers ask this or not out of curiousity?  We had two other offers since being on the market and they did not ask so I am not sure if it's the norm?

It's not uncommon, but it's also not the norm. I've had a lot of buyers have it done so they are moving into a house they feel is clean (not all sellers meticulously clean on departure, in fact most don't). It's no fun to show up with the moving truck to something you don't want to spend the night in.

That is completely understandable!!!!!  I definately would if I felt the house wasn't that clean!  The funny thing is the Agent actually complimented me on how clean our house is!!!!!  I don't know if I would give in to having the carpets cleaned though if they are asking for that as well.  They were brand new iat the end of February and we do not eat or drink in the carpeted areas or wear shoes in the house.  Not so crazy about spending a lot of money to clean carpets that are already clean!!!!!!

I agree with you....and you know how you live, but perhaps the buyer has images of late night orgies in the family room or someone trouncing around with athlete's foot. Some people are extra meticulous. It's a pretty low cost item to hold up a sale, and at least it isn't too personal (I've had buyers ask sellers to throw in original artwork).

Is it possible that you have a pet?    I heard of more requests for professional cleaning with pets in the house.   

I asked for a house to be professionally cleaned in the past - it was filthy at showing, so quite different from yours.

I really don't have a problem with that at all. That being said, I would get a few estimates, and with that information offer some kind of credit at closing to cover the best estimate. I wouldn't want to go through all the hassle and expense, particularly if it's really not needed, and have the buyers walk.

The buyers may have pet allergies.  If you have a cat they will want to insure that all the dander is out of the carpet.  We were interested in a house and decided against it because the owners had three cats and my husband and daughter have allergies.

While this may not be the norm, if having the home professionally cleaned will get your home sold, why not do it? It's a small expense and you will then be free to move on!

I have sold "Hundreds" of properties, higher priced and lower priced and in 16 years in the business, I have NEVER had a buyer ask that a property be professionally cleaned!  They can ask, but I would "Advise" my seller to say NO!!  Good luck.
