Your mortgage guy might become a little more responsive once he gets the Purchase Contract in hand, and also will be able to quote a lockable rate more accurately having a specific address to attach to it. If a pre-approval letter was written for you, you are probaly good to go, but not quite a warm fuzzy feeling going on, understood. Have your RE Agent give the MG a call or 5 for an update, as it is their job.

3 weeks ago new regs and processes rolled out. first major overhaul since TILA. Brokers are still trying to get it right , and I don't mean that to be dispraging; but each bank may have it's own twist on it and the broker has to get up to speed with each. This learning curve is probably slowing down response time for a while.

No it's not 'unethical'!!!! He has a duty to you, and if he's not fulfulling that duty, then drop him!!!
If you went to a restaraunt and they didn't take your order for 2 days...it wouldn't be unethical for you to get up and go to a more responsive restaurant....

Norm is right about the new regs and disclosures. Lenders do not want ANY docs going out the door with an error on the GFE (to the low side) because they're on the hook for anything more than a 10% divergence. So yes there are reasons why the guy might be a little backed up.
He also doesn't get PAID unless he closes your loan, so he probably wants this done as much as you do.

Reply time should be within 24 hours under regular circumstances. But even the mortgage guy can get sick, have an emergency, or take a break.
same thing happened to my clients right around the holidays. we went into contract and the mortgage person was MIA.
They used another from the same bank and we closed 1st week in January.
It just goes to show that the right mortgage person is the key to a successful close.

Meanwhile...I have a closing that is being put off by a week b/c the attorney will be away....yes---on vacation and "it is too inconvenient to close the loan before he leaves because he's too busy". Heaven and Earth will stand still and all will wait until the attorney gets back with his winter tan so we can close.
Heaven forbid the mortgage guy was on his honeymoon.

Thanks everyone for your input. So this Monday my husband called the mortgage company again and talked to the boss. His explanation was his staff messed up our informaton and he wanted my husband to repeat what we wanted... We gave them till the end of this week. See if they'll wake up.
