The way I evaluate cash flow is to compare the yearly income to the rent. With either a cash purchase or a loan the return on investment is going to be close to 8-10% a year. I have experience working with investors. Let me know if I can be of service. - Brad Young

In a word InvestorMark09 . . YES. . I do not work in the Modesto area, but let me tell you as many agents probably already have. Interest rates are an all time low. . prices are fantastic. . and if you are paying cash? Wow even better . I am pretty certain your bank is not giving you anywhere near the return a rental property will offer. If you have any other questions or more specific concerns, I would gladly answer them if I can.

You will get the most return for your money depending in what area of Modesto you decided to invest in. Also, there is a lot of fixer uppers in town with potential. I am a Local Realtor for the area if you would like more information please contact me.

It is always a good time to consider a real estate investment. Be a prudent buyer and do homework. Also find a good agent to help you in the process. Best, Joshua Rabinovitz.
