Hi WNC,

I would advise you to sell the furnishings separately.  You can let potential buyers know it is available for sale separately from the sale of the house.  With lenders being so picky about offers to purchase these days you will probably run into trouble when the buyer tries to get financing for a condo that includes personal property in the purchase price.  It could get very messy and end up losing you the deal or at the very least having to do several amendments to try to acommodate the lenders guidelines.  Keep it simple and sell the furnishings separately.  If you have any questions feel free to contact me.  608-204-0030 or p.jahn@charter.net Good luck!  Pamela Jahn, K.I.S. WNC,

Furnishings are not necessarily a negative.  I think it depends upon the location of your condo, the style of your furnishings and how well that style transcends into neutral.

If you have very specific tastes it may be to your advantage to sell the furnishings on Craigslist.com or even eBay.The reason I say this, you do not want to weigh down the condo by saying the buyer must take all furnishings.

Give me a call when you are ready to sell and let me know how I can help.  I sell a number of condos all over the Madison area each year and would be happy to oblige.  Thanks for your time.
