It refers to the present market but doesn't always reflect the actual market value. Frequently it's not 100% up to date or doesn't take into account the condition of the property- whether it's in very bad condition and needs a lot of work or has had substantial upgrades and remodels and is in excellent condition. The based ways to find out the current market value of a property are either to get an appraisal, which costs money, or ask your Realtor to do a Comparative Market Analysis, which will show what buyers have been willing to pay for similar houses nearby.

Is the Zestimate price actualised to the present market or refered to the past let say year: 2005 ?
