In Florida, square footage is "heated" square footage. If you have
additional usable space(s) that are not heated, your Realtor can describe them in Public Remarks so your potential buyer understands that your
home has addtional space. Property descriptions well done supplement the photos and, if done well, attract attention to your property.

If you are asking about the sq ft in a Zillow listing, most agents will enter the heated sq. ft. Zillow asks for "home size" when entering a new listing. To include the unheated sq. ft. would make the living space seem larger than it is.

The square footage is included regardless if it is heated or not.
Is the sq footage quoted under the homes include 'unheated/garage' sq footage or only 'heated'?
