Is the square footage listed supposed to be heated sq feet?

I tried to buy a property and learned that they had listed the square footage that included the 2-car garage and the outside patio.  The heated square footage was 447 sf less than advertised on Zillow.  This also makes the price per sq ft look much better than it is.  I brought this to their attention but they haven't changed it.

Listing standards may vary by state but in North Carolina, the square footage listed in MLS is heated. If Zillow pulls the information from public tax records, the square footage may not be accurate. For a more accurate information on square footage, you should check it in your local MLS.
