I currently rent in View Ridge, and the market there seems to have come back in the last few months. Hard to know whether that's because home sellers have finally capitulated on price, or because buyers have truly come back. Zillow data for Seattle shows that some markets like View Ridge are now basically flat, but others like Ballard are still declining quite a bit.

Seattle is one of the Markets I know very well

Seattle is a BIG Market and the Average projected Price Decline is reached by Averaging Many Sub-Markets..I think that average will be much Higher than 6-7%

That being said there are still always Deals, sub-markets that hold truer than others, places you couldn't buy in last year and won't be able to buy into in 10 years...

You wish to invest/buy then know the Markets, get as informed as possible, know what a REAL Deal is, find them..don't expect anyone else to do it..you do it...be patient

Agents are SELLING Services, some know their stuff, some don't & the only successful way to sort the Wheat from the Chaff is to know your stuff..

What suits me or them may not suit you..
The DEAL is there... YOU just have to find it

Seattle average home values are forecast to decline 6.4% by year's end."

With what that shows I would wait. Buying now is likely to see serious price declines in the not to distant future.

Anything on the water.  Prices have bottomed out and volume has increased over the last the last 4 months.

Hi!
I am not a buyer, but one of my clients is looking into Downtown condos or Queen Anne homes and another one into Ballard area.

There are a few neighborhoods in Seattle that have good value proposition at this time. It would be hard to pick just one.

It depends on where the buyer wants to be and whether he/she is looking for a home or investment opportunity.
