Is there a way to check how many condos are rented vs. owned in an area?

Yes! The most accurate way would be to check the tax records of each property. If the home has a separate mailing address then the property address, there is a good chance it is rented. In my area, our tax database actually links to the MLS and shows if there was a rental listing, which further helps gather the data. After you have extrapolated the info, you can investigate the questionable properties with a good old fashion door knock.

You can request a copy of the HOA documents and it gives you details about the complex. If you want to have a good idea, you can see how many people attend the association meeting. If it is very low, usually there are a lot of renters in the complex and not a lot of owners. Or just do you own research which is always good, talk to people in the complex and see how satisfied they are living there.
