In Hawaii, it is required that advertised "leasehold" properties be identified as such.  If it is a listing on the MLS, it will show FS (fee simple) or LH (lease hold) or say Leasehold.  

For those not familiar with the term, leasehold refers to the ownership of the underlying land in real estate.  If it is leasehold, another party owns the actual land and the home owner "leases" the right to it in a leasehold agreement.  These agreements are for a specific period of time and money and can affect your ability to obtain financing.

There isn't a default location to view if a property is Fee Simple or Leasehold in Zillow; however, all standard MLS listings have that information readily available so if you aren't ready to contact an agent regarding a property, you can search for the MLS here for the Big Island: Hawaii Information Search
