As has been suggested, a local Realtor that specializes in this area can certainly help. There are always service providers for any area that also provide this service. A google search should help you find the ones in your area. For a reasonable fee, they deliver a list periodically to you either electronically or in hard copy. Different services use different approcahes to compile the list with information that always starts at the recorder's office. A little research should help you find the one providing the most current and reliable information.

When a bank starts the foreclosure process on a property due to late payments by the homeowner, a Notice of Trustee Sale is posted through the county. From that point, the homeowner will have 90 days to reinstate their loan before the bank can foreclose. The Notice will state the date, location and time that the property will be auctioned off by the county. In Yavapai County, all postings are on the county website. I'm not sure if this will be the same in Gila County. I would highly recommend finding a local agent experienced in foreclosures to help you.

The answer is YES. I would advise to connect with a Realtor in your local area to set a plan when it comes to real estate investing. I would advise to work with a Realtor who is very well connected when it comes to foreclosure sales. The good properties always go fast in this market.
