Is there a zoning issue when a college student buys a SFR home and has a rent paying roommate?

In some cities here in Arizona, there are limits. Tempe doesn't allow more than either 3 or 4 unrelated persons to live in a dwelling, I forget which. (however, Tempe recognizes domestic partners, thus a couple living together counts as related. You can see the bind this puts them in, who is to say what a roommate is, and what domestic partner is?)

I know quite a few Tempe police officers, and none of them have ever heard of anybody being cited for violating this ordinance.

the number of unrelated people allowed to live in an SFR varies from community to community, so contacting your city is the right thing to do.

Make sure you understand all the implications of renting related to insurance, tax implications etc.

  Not in Montgomery County, MD.  However, it used to be that no more than 5 unrelated individuals could live in a home.  I am not sure if this changed. 

You need to check with your local LandLord Tenant Office, since each area has different rules. 

Make sure you set up rules, in writing, before any one moves in.

In my area, no. If you own the house and are in the house renting to roommates, you can rent out to as many occupants as can safely be in residence with no problem. If you do not live in the home, you have to use the house under the current zoning that permits no more than one family or related people on the lease in residence in single family areas. It is different area to area so if you want to know for sure just call your local land use or zoning office and they can tell you exactly what the requirements are.
