Some cities will limit the number of unrelated persons living in a property (as opposed to family members). If there is just one additional non related person living in the home, it's unlikely that there would be a zoning issue. But check with your cities zoning office to make sure.

Is there a zoning issue when a college student buys a home and has a rent paying roommate?
