What a wonderful question! I think there is an advantage to using one agent because there is a continuity in it all. The listing agent has gotten to know a lot about your lifestyle and because of that should be able to find you a 'match' that much quicker, plus you will feel more at ease because you know her. I normally do both sides for my clients because they trust me and my judgement knowing I will work hard to get results for them. By the way, there is some room to negotiate your 'sale' contract commission if you do sign with them as the buyers agent. Ask and see if they will negotiate, I normally do. Good luck to you! There are basically two types of agents. Listing Agents and Buyers agents. While we can do both, and in Florida it is presumed that all agents are transaction agents; the reality is; some are stronger listing agents and others are stronger buyers agents. If you are comfortable with whomever you are working with great. You do not have to buy one of their listings however if you choose to sell your home. If it is coincidental, great. Everything in real estate is considered negotiable. You as a seller and a buyer have leverage.

The biggest advantage is that if you like the agent you are dealing with and they've gotten to know you, that goes a long way. Buying and selling a home is a very personal situation and if you're comfortable with an agent you are already dealing with, you win.

A good question to ask your listing realtor.  Many realtors will consider discounting the commission to sell your home, if you use them as your buyers agent.  Seller pays the commission.

Possibly. By law realtors can't give the buyer a portion of there commission (rebate) but they can discount when they sell with a buyers agency agreement. Discuss this with your real estate broker and there may be a benefit if that broker is willing or able to do something like this.

You sometimes could get a better deal on listing your home through the same agent that you buy the house from. Seller pays the commission when they sell the house.

It's a win-win relationship if you're happy with your listing agent. Your agent already knows where you stand with your sale and can save you a lot of time interviewing buyers agents when they most likely know where and what you want in your new home.  Another advantage is you listing agent will often give you a good deal on the commission they charge if they know they will also be your buyers agent.

Absolutely, if you list your current home with me and purchase another home from me(regardless if it's my listing or not) I always give some type of incentive to my client & make it beneficial for my client to want to do business with me.  I have many references available upon request.

The question is, why not? You have already built a relationship with the agent. If they are good they should already know why you are selling and where you want to move. Also, you have all the formalities out of the way and feel more comfortable with each other. Agents love repeat business and will work hard to keep you a customer for life.

My feeling is that if you LOVE the home they have listed and you would like to purchase it (and your home isn't listed and sold already) that it is smart to list with that agent IF he/she is an agressive marketer ..it simply gives him/her extra incentive to sell your home so that you can make your new home purchase as speedy as possible and provides the agent a little more control in getting both transactions to the closing table.

The 'core' reason to do business with any realtor is you TRUST them.  If you are putting what is probably your most valuable asset in their hands to market...then it would be to your advantage to let them assist you in getting you into your new home as well.
