Yes, there most definitely are beyond VA and USDA but are you talking 100% home financing plus closing costs? There are first time home buyer options too with THDA and The Housing Fund in your area (THF does require 1% of the buyers own money). A first time buyer can be someone who hasn't owned a home within the last 3 years. With these 2 programs and seller closing cost assistance, you can end up with 99-100% financing. 

Be careful with HUD $100 homes - what they don't tell you is that you have to put $1000 in earnest money down upon contract acceptance on a moderately priced home. Also, every HUD asset manager isn't the same and they all don't follow the same rules. Bottom line, you need an experienced lender and a knowledgeable real estate agent to write the contract to come up with 100% financing including the closing costs. It is always best to get pre-approved and an easier way to go than trying to renegotiate a contract. You can contract me via my profile and I would be happy to share more.

As previously stated, you have VA or USDA for 100% financing. Why do you need 100% financing? No Down payment? If so, you can always receive a gift from family, friends, employer, religious institutions. Down paymnet as low as 3.5% of purchase price. Yes there are. if you can qualify for a VA loan, which means you must be a veteran or if you can find a home that will go with a USDA loan they both have no money down options.
