Is there anyone willing to do a loan for an investment property with 20% down, instead of 25%?

The couple of brokers I've talked to want 25%.  Just wondering if anyone knows 1) if 20% is a possibility, and if so, 2) where I might find someone willing to do it.

That should be easily available. The only problem that may arise with putting only 20% down instead of 30% is you will not be able to include rental income in your DTI for qualification purposes.

As Gary said, there are still a few lenders left that will do investment properties with 20% down. In terms of rate, you may be looking at about a half a point higher compared to a loan with 25% down.

You should be able to find a lender who can finance an investment property with 20% down.

Perhaps you should check with a correspondent lender or a direct servicer instead of a broker.

There are lenders available that I work with that allow for 20% down payment. The rate is a little higher to compensate them for the additional risk but will save you putting the extra 5%.
