The home is already in pending status so it's very much ready to close unless something happens at the last minute. It's in a very nice neighborhood and sought after schools. I used to live in Plano and have a couple of friends with children going to Barksdale ementary. If you'd like more information about the area or if you are interested in other homes, I'd be more than happy to help.

My husband works at TX Presby and he says that though there is traffic on Parker, ambulance noise is not an issue. His colleagues who live off of Midway, seems to love that it is surprisingly quite for a central location and so very convenient to be able to walk to work, shops and Arbor Hill Reserve. I guess because most hospital traffic comes from Dallas Pkwy and enters through Communication PkWy.
Wow, amazing that Zillow could estimate it so close with no access to sold records. They presently estimate it at $646.2k, range of $485k to $808k.
They estimated it at $631k in September 2011.

It certainly appears to me that Zillow is modeling to list price in that area.
There is no way that Zillow's estimating could know about the traffic or ambulance noise, nor do anything to compensate for it.

Wikipedia suggests honorary sports teams, Marvel Comics, a Mel Brooks musical, a television series, 82nd Airborne division of the Army, a video poker game, school buses built by BlueBird, and mixed bread dogs...
Normally, when I think "All American", I think "Native American", speaking Native American languages, such as Navajo, and no "European" decent population.
On the other hand, maybe you mean there are no products sold in that city from other countries, that everything is "Made in the USA"? No Chinese, Japanese, Korean, Filipino, Mexican, Colombian, Spanish, French, English, German, or Swiss products? With a "global economy", I find that a little difficult to believe.
If "All American" has anything to do with ethnicity, wouldn't that be an intentional violation of the U.S. Fair Housing Act?

How is the section west of Midway between Spring Creek and Plano Pkwy? I noticed that that's where all the new luxury construction is going on. Is it relatively cheaper to buy a house in LWISD since my kids will go to private school.

As a lender, I have access to automated property valuation databases which conservatively place value on this home at $585,000...as with Zillow estimates, I find this valuation underestimated, especially when it is on the market @ $579,900. Gorgeous property !

Both Amanda and Sunnyview are correct. The house is not yet pending but in the inspection period - that period of time is determined by the contract. Sunny is right too! Texas is a non-disclosure state when it comes to sales price (how much a home sold for). I live near this Plano home. It is an upscale neighborhood that is gated. If you'd like more information on the Plano area, let me know.

The area in general is very good and highly desirable. This particular home was on the market for well over 2 years for a couple of reasons. 1. price, the owners had it priced in the high 900K which was exhorbitant considering 2. it backs to the very busy corner of Parker and Midway. 3. across from the hospital noise from abulances etc.
Now that they are below market, they have a contract and actually they have a back up too.
The 75093 area of Plano is highly coveted so you won't find a "bad area". Just shop wisely, some areas have high voltage power lines which can affect property values. Keep in mind that parts of it fall into the Lewisville school district in case schools are important to you.

It seems like a lovely house. I'm not familiar with the area but I am joining our new branch in Plano next month so I may move there. Is this a good part of Plano or should I look at other areas. How much is average house worth?

3208 Hunter Lane is actually under contract. The lovely old-world estate home is nestled in a gated community in one of Plano's elite zip codes, 75093. The home sits on 1/2 acre, and the sellers have priced aggressively for the location, square footage, and HOA amenities. This is definitely a deal! :-)

Zestimates are no reliable in Texas since it is a non disclosure state. There is an agent that posts here on Zillow Naima. I read many of her posts and have found her to be smart, helpful and honest. I would ask her if you can give you the information directly from the local MLS.
A solid agent is your best source for information in Texas since the other information is hard for outside outlets to get. It is worth getting a source for sold listings and new listings so you can take a time to get a handle on the market for yourself. An agent that is willing to let you take your time to get a feel for the market before they start showing you houses can be really valuable.
