As the OP appears to be from MD, I checked online for a MD listing agreement. It appears that there would be procuring cause for 180 days from the expiration / cancellation of the listing agreement as the listing agent DID bring this potential buyer to the seller within the contract period (another agent contacted the listing agent for a showing after listing agent advertised the property).

However if someone shows up at the sellers door and they had no previous relationship with their former agent or if they relist with another agent, the former agent is not entitled to their commission. The MD listing agreement tends to favor the agent more than other documents I've seen in the past.

the poster did not mention relisting.

It would be a great way to avoid commissions if the buyer saw a house of interest, told the seller to fire their agent and the next week placed an offer on the house.   Cool!  Let's do it.  Tim and Rachel suggest it is okay.

Dawgs,

When the house is relisted it stops the clock or else how could anyone relist it until after it expires for 60 days? It's a loop hole experienced agents know too well. Just bring an offer and a 1 week listing agreement.

Most listing contracts would consider that procuring cause because the initial visit of the buyer was during the time when the contract was effective and you've not relisted.  You should check the specific language in your contract.   Most contracts specify how long after the house is removed from the market until procuring cause doesn't get triggered.  It is often six months.
