If this agent will work with another to sell your home, and you feel good about her, then do it.
I live in the SF bay area and had 2 sucessful sales in Modesto Ca. I also worked with another agent to assure my clients were satisfied.

This agent is within 16 miles of radius. She told me that she will work together with another agent within her company who sell houses in my neighborhood. Does this make sense? Anything I need to watch for?

When I first started selling real estate, I went everywhere, I thought I was wonder woman, and I worked like there was no tommorow. I guess the answer is simple, go with your gut. If your agent is strong stick with him/her

You've got great answers here. I would only add that the agent you select should belong to the primary Multiple Listing Service or Services that are used in your particular neighborhood.

It's important to work with an agent that's going to get your listing exposure to potential buyers. Ask each realtor how he or she will market your property and what you should expect. Compare then decide... After all, if the right buyer never sees your house for sale - "It aint happening".

Hi Jimmy, the marketing program of the agent you choose is very important. I would interview 2 or 3 agents, and then give the listing to the agent that meets the criteria you have set for listing your property.

You are in Rockaway. So as long as your agent is within a 1/2 hour drive or so, you are fine. For example, I would NOT hire an agent from South Jersey or someone from Ocean County. That would be an example of too far. But they do not have to be an established agent in Rockaway itself.
Typically, I will visit one of my listings 20-50 times during the course of a listing. So your agent does have to be with a reasonably short drive. As far as a strong marketing program, there are many agents who are both local AND have a strong marketing program. So I would go with an agent with both characteristics.
An agent who is from far away might not do as many open houses as you would want. In fact, a far away agent would come up with something like "open houses don't work so I don't do them". In other words, make excuses for not doing certain parts of the job that benefit from being a short distance away. That type of thing would shortchange you.
But again, if your agent is from Bergen County or Passaic County, that would be fine if you like their marketing program.
As long as they do not neglect marketing the home to local agents in Rockaway and surrounding communities. Marketing to the local agent community is as important as the Internet stuff.

Jimmy, In my opinion the agents primary job is to market your home! That said knowing where the post office is does not help you sell your home. A good marking plan brings people in from all over and once they see the home they will contact their agent or if their agent is on the ball will have already put that property in front of the buyer. Your home will sell in direct proportion to how many people see it. The internet has far surpassed local knowledge by one agent and it's memory is far greater!

For the record. The larger "national" firm is not always the best choice. The larger firms can afford to retain more duds in their pool of agents and while having a pretty nationally recognized logo attached to your listed home might sound appealling, the agent and their contract with their broker is vey important. Who, for example, pays for advertising your property and how much depends a lot on this agreement between agent and broker.

You asked about 'neighborhood' and the replies refer to 'area'. If you mean your general geographical location, go with the best local agent you can find - discuss your marketing expectations with them and don't choose anyone who does not 'get it'. If you mean the agent you like has not sold in your particular subdivision, but has sold on three nearby, comparable subdivisions - hire them.

Choosing a Realtor in this market is almost secondary to choosing a company that can give you the most exposure. Companies tend to sell their own listings first.
If company (A) has local offices and 250 offices across the USA,
and Company (B) has local offices plus 8000 offices around the world,
find a good Realtor who works for company B. Exposure is the name of today's game. A full service Realty with global exposure increases your odds of finding a buyer every time.

Find an agent you like that knows the area and other agents in the area. It makes a big difference when you have someone familiar with the market and other brokers.

I would chose an agent who is both strong and familiar with your area. The benefits of being familiar with your area are many. They know other agents (who may bring buyers), they can highlight the benefits of location, they know the contractors in the local area etc.

I normally would recommend going with a Top Producing Realtor who is focused on providing services to your specific area. I am not saying the agent you have is by far no good or inexperienced, all I am saying is the more experience a Realtor has is an area the better!
