Great time to buy is now until the end of the year. I always tell people now is the time to start looking to buy and not to sell. Perfect senerio is to sell your home in the summer and then buy in the winter. especially November and December, always the best outcome... Timing is everything!

There will still be a similar amount of available properties as now and you should have less buyers to compete with. And I'm with you on values dropping when the $8k goes away. There are numerous bills being considered to do another incentive plan next year, they just haven't loaded enough pork on one yet to get one through. best of luck

I like buying in winter since the summer rush is over and in my area that means lower offers will be accepted with less competition. It does depend on where you are. Snowbird states may see more buyers in the winter while colder states generally see less. If you want a good deal look hard for a house near the holidays late Nov/Dec/Jan/early Feb. People often seem most willing to sell when they are the coldest and most stressed.

yep, way back in 2006-2007 i was saying pretty much the same thing... REAs were too, and everybody has to be right or wrong eventually, right?
seriously i "speculate" that 100,000 in a bank account will be worth 115k after 5 years... interest rates can go up or down, but i can be 100% certain that the 100k will be there and if it was invested in RE, while you dont know what it will be worth, anyone can tell you that it certainly will not go up.

Granted it is very hard to give any advice without knowing which area and state you are planning to buy, here are my thoughts:
Winter is just as good as any other season, start looking, there is no rush, you may find something you absolutely love and decide to purchase or you may wait sometime next year.
Houses are unique and you will know once you walk into it if it is the one you are looking for.
As for timing the market in terms of prices, here is the bottom line: NOBODY KNOWS! The speculations that prices will drop or keep going up as they have been in the past 3 months are just that, speculations.
So if you are trying to time the market, you may just give yourself headaches unnecessarily, buy something you like and think you will enjoy it. Now is a good time to look but there is no time constraint, except the 8,000 tax credit which you may or may not qualify for..

home prices are sticky... they dont rise or fall 10% a month(unless the govt offers a 10% rebate, in which case they go up 10%... aside from that though, nope.
so my thoughts are that you will want to wait at least untill winter of next year to buy, both because it will take time to see the impact of the tax credit undone, and because next year the process starts all over with a new, much larger set of assets.

There are houses on the market at all times of the year, therefore, don't hesitate to start looking whenever you want to buy.
In some states, those with thick grey snowbound winters, some people avoid putting them on the market at that time of year but some people have to sell due to job relocation so there will be houses.

Then, are a lot of people selling in winter? I am thinking buying in Feb or Mar of 2010. Will I have limited choice?
