I do agree with you in the sense that the zestimates are not accurate. I get a lot of business from Zillow and when I have a buyer/seller say "But Zillow says...." I honestly let them know that Zillow is a great tool and resource for so many things in regards to real estate but their numbers are usually off. They are not realtors in these homes and they don't see what we see. It's like someone that has an opinion of how a surgery is going and isn't in the operating room OR they feel they know if someone is guilty or innocent but aren't in the court room. I think when explained, most buyers/sellers understand that Zillow is good for the majority of what they have to offer. But I think it is a Realtors job to show proof with the MLS which can't lie.

Extending your analogy, do you really think potential buyers are not going to check out Kelly Blue Book or Edmunds, WorthMonkey, or other online sites?
Information is information. As a consumer, I'm an idiot if I take your (or anyone's) word on value without doing my own homework.

I must be dense this evening but I sure don't understand this statement " I think it is a Realtors (sic) job to show proof with the MLS which can't lie" As asking prices are asking prices, why can't asking prices lead one astray. Or, is this statement refering to actual sales?
Zillow doesn't lie. Zillow is transparent in how Zestimates compare with actual sales prices (see Zestimate Values and Accuracy link). I've never seen an agent offer the statistics of their CMAs vs actual sales prices for comparison, or an appraiser for that matter. I'd love to see those professionals offer them routinely on their websites.

Considering that 22 million unique IP address visitors come to Zillow in a typical month, I can't help but think that Zillow is only helpful to sellers and agents. You can't get that kind of exposure in your local newspaper classifieds.
And the probability of someone opening a given "home details" page that showed up in a search they do of an area? Most open less than one out of 10 results...
A very wide discrepancy between the list price and the estimate increases the chance that the details page will be opened by over 400% And once open, there is a place for the owner or agent to have placed an explanation of the variance between the estimate and the list price.
Thus, the WORSE the individual estimate is, the MORE HELPFUL it is to a seller or listing agent.

Is zillow helping or hindering?
