Issues with Zestimate

I'm a recent home buyer and my Zestimate has plummeted over the last 30 days, while the rent price has gone up. My valuation is now plus/minus 80K of the zestimate and I don't know why

Usually when the range for the Zestimate is large it is because there is very little recent sales data for the area.

I've read the Zestimate description. I should have been more clear on my description of the valuation; lets say my zestimate is (not actually, but for this example) 100K. The "Range" (or zestimate deviation) is 20K - 180K.

I wasn't overly concerned with the zestimate when it was about what my appraisal came in at. Then for some reason, it dropped $18,600 in 30 days and the range went from +/- $15,000 to +/- 80K. I can't figure out why.

What do you mean by that ? Your homes value is what it is, Zestimate or not. I wouldnt believe your homes Zestimate toooo much if you just bought it...Read here what a Zestimate is - and is not...
