Actually, according to public (county) record it is legally a 3-bedroom unit. Technically, for a bedroom to be a bedroom it must have a closet and a door that can close (ie, not an open loft). Putting a bed in it does not constitute it being a bedroom (otherwise, many people would claim a 'loft' as a bedroom). It may be possible that the builder offered the option of an office or bedroom.

If you can put a bed in it, it becomes a bedroom!

3 bedrooms sell for more than a 2 bedroom and if it can become a third bedroom they will sell it that way.

It's actually a 2 bedroom + office, not a 3 bedroom. Why are places misrepresented?
