It is Veteran's Day - let's talk about veterans' buying homes!

Real estate professionals have a responsibility to know the property requirements for major mortgage types, such as VA mortgages.  They are becoming increasingly important to our returning vets as an affordable way to purchase homes.

Crucial to shopping for a home to be financed by a VA mortgage is condition: is there a PERMANENT heat source in every room (sorry, fireplaces are appealing but they aren't enough); are there structural issues; how does the roof look; how is the condition of the basement or crawlspace; what about other condition issues?

When a real estate pro shows a home that will not qualify for the recommended loan, they are hurting their buyer in the long run since most buyers don't know the requirements and guidelines. Inspection and appraisal expenses are incurred once a buyer has a contract on a home. It is only right to filter homes in terms of condition along with the other, buyer-generated buying criteria.

Lender qualifications for both buyer and property have tightened. It is important that real estate professionals show their buyers homes that are right for their loan program. When working for US veterans, we owe it to them and their service to our country to work even harder to find property that is a good fit with their home loan.

VA loans are definitely something that Veterans should look into as a benefit that is provided by the government as a thanks for their service. Department of Veterans Affairs has some good information here and Zillow also has some good information about VA loans here.

Smart veterans look at more than just a 0% down payment. Smart veterans look at all possible financing available and choose based on the best terms.

I know some vets who bought not using a V.A. loan as it did not have the best terms.

Do not place a vet in the V.A. loan only category as they could easily have other options available that are even better.
