Just moved to Redmond Washington - Which locations to consider for home purchase?

What am i looking for in the location
- Good elementary, middle and high schools (i have two young daughters)
- Good neighborhood (familes with kids, easy access for commute, shopping & freeways)
- Higher chances of home value appreciation in next 5 to 10 years when compared to other locations.

Will be looking for a single family home with 4+ BR, 2+ Bath. Newer homes (less than 5 to 10 years old) are preferred.

Would limit my choice of locations to 20 mile radius around Redmond, 98052 - if that helps.

Hi Manoj, welcome to the area! There are a lot of great neighborhoods in redmond with fantastic schools. There are also several sub neighborhoods that could cater to a variety needs and which one is best is largely dependent on your likes / dislikes of the kind of community feel and type of home that appeals to you. Based on your criteria above, I think you can consider several key neighborhoods and I'd be happy to chat with you more if you would like. Assuming you wanted some close by access to shopping / freeways, you could consider Woodbridge, Education Hill (Rockwell or Mann Elementary), Grass Lawn Park has strong appreciation, as does the Audubon school area.

Since you would like something newer, I would suggest the areas I mentioned above, parts of Samammish plateau and potentially Issaquah Highlands (great schools, a bit further away, but fantastic community).

Manoj - thanks for the additional  details

Regardless of the location you search in when you get to that stage ...definitely get in touch with a lender to become  " pre approved "  ( unless  you will be using  cash to purchase ) ......I would recommend  getting the pre approval in place for the high end of your range  ( 750K ) in case you need to go to this level with any offer  you choose to make

thanks and let me know if I can help from a lenders  perspective   :)

Welcome!  Redmond has many different sub areas and the specific location will depend on what your goal is.  Do you want a short commute?  The traffic around here can be stressful and 20 miles can take you over an hour.   Are you looking for a larger yard?  Wooded area?  Closer to downtown?  All of this comes into play when selecting a home.

Think about your lifestyle and how you want to live which should help you narrow your search.

Happy hunting!

First and foremost thanks for responding. Truly appreciate it!

If it helps (to identify good locations) I would like to limit the home search to approx. 5 to 8 mile radius of zipcode 98052 (as i have good social network around this zipcode).

My price range will be $500K to $750K (max) and will be looking for home >2000 SFT (i.e. minimum would be around 2000 SFT).

Also, when i am ready to look for homes i will be looking for single family homes as opposed to condos or townhomes.

Would like to know -
- which locations should i target?
- are there any new homes coming up in these locations?
- which builders are considered good - when going for newly built homes?

Thanks!
-Manoj

Welcome to the area and like many families looking for a home, your list of desires is tops for many. LIke a doctor trying to prescribe a remedy for a patient, one needs to fully diagnose before he prescribes. A 20 mile radius encompasses so many options.

There are likely several areas that could meet your needs along with other factors such as your budget, available inventory, commute impact, lifestyle preferences, etc. The best solution is to connect and team up with a real estate professional and begin putting your game plan in action. Understanding your options, needs along with market conditions and what's in front of you...will make for a much smoother experience with the best results.
