Killer Comps

All of the so-called comps show a sale price of 0$ per sq. ft. which kills my homes value. My house is waterfront and 2 of my neighbor's houses (which would be comps) are not shown.

How do I get rid of inaccurate comps and add the actuals in?

Any way to report the sale price of neighboring homes that I do not own? Also I have a new appraisal that isn't reflected in the records. What can I do to show this?

If you know of a home in your area that is listed for sale, you can tell the zillow community by clicking the "Tell Us It's For Sale" link to the left of the Zestimate.

The best way to show the appraisal information would be to add it to the "home description" or enter it in the Home Q&A section of your home.

I'm concerned about the houses that are "comps" but are not even in the ball park. In some cases, we are talking $90,000 manufactured houses comped with $500,000 custom homes. Even worse they show they sold for $0. When that is added into the average, it adversely affects my value.

Why should I list with Zillow if they show a ridiculous valuation?

Accurate and professional market valuations and appraisals still need to be done by people using the most current and comparable data. Even with the all the great information and awesome tools provided by zillow, hands on market knowledge and experience is going to be best the best way to value anything, especially real estate.

Ultimately, it's not zillow that determines the value of your home. Your home's value is determined by the price a ready, willing and able buyer will pay for it.
