Kirkland waterfront home sales, 2009

There have been two Lake Washington waterfront single family homes sold in Kirkland so far in 2009.  Both sales came in over $3 million, with one home on Juanita Point and the other West of Market near downtown Kirkland.

There were also two waterfront Lake Washington condos sold.  A one bedroom condo sold for under $300,000, an amazing deal for a downtown Kirkland waterfront condo with boat moorage, despite its lack of a lake view from the interior (East end unit).  At the other end of the spectrum, a 2300 sq ft condo sold above its list price, at over $1 million. 

It seems that in the current market, there are some deals to be had on waterfront properties, as well as some very unique homes that will sell for a premium despite the slow market.

The one that surprises me is that waterfront condo in The Mariner.  It has an incredible view because it sits over the water.  It's 2BD/1BA and they are asking $229k.  I can't believe they haven't gotten some bites at least.

There sure are a lot of "for sale" signs on Juanita point. We've not seen a reduction (and actually probably an increase) over the last year.

That is a great deal at $229k, it seems like 2 years ago nothing was under $500k. 

I think that the number of "for sale" signs make sense, there's plenty of inventory but the prices are not dropping a lot yet.

We sold one in the Mariner last year.  It was a short sale with 3 lien holders and took forever. It was a great deal but there was no boat moorage.
