Landlord saying he will refund us part of last month's rent instead of us paying him prorated amt

Mid-month we gave 30 days notice after living in our apt for a year and half, which means that our last day will be the 12th of the month. Our landlord has said that we need to pay him for the full month at the beginning of the month and and he will refund us the difference with the security deposit.  So far he has been a good landlord, very responsive, but it still seems odd that he is asking us to pay 31 days of rent instead of the 12 days that we will be in the apartment and then we need to wait for him to repay us.  Can he request this? Also, we gave him a very large security deposit plus pet deposit at move in.

Because of your 30-day notice your lease ends on the 12th.  The landlord cannot demand you pay rent for a period that extends your lease agreement.  Talk with an attorney to be sure, but your landlord is incorrect with his demand.

It all depends on your landlord. Do you trust him? The rent is due the first of the month, and you pay in advance for the entire month. I'm sure that when you moved in you forwarded the 1st month as well as the security. Again, review your lease/rental agreement.

You want to review your lease and see the terms that were spelled out there. It does seem a bit unusual you want to get that in writing at a minimum from him.
