I would try to show it while it is being rented, hopefully eliminating the downtime between renters as much as possible. Every day it is vacant, you lose money.

I always try to show the apartment before it is vacant. I want as little down time as possible. I will not show apartments on moving day. That day is too stressful for my former renters and the place wouldn't show well anyways.

Depends on how the place shows, and whether it would pose a great inconvenience on the tenant. Most of our tenants are happy to show, though, and they can help sell the lease by telling prospective tenants how great their landlord is.
If the place needs repairs and will have downtime, there's no reason to show it until it's ship-shape.
