I'm not sure how you get your data to show what homes are worth in this area, but I can tell you that they are extreamly HIGH. 

My examples:  the house next door was bought last year for $45K.  I paid $45 for my house in 97.  I've done $45 worth of upgrades in my house and my house is worth less then the house next door.  This leads me to believe that it's all about a numbers game that you can't prove for the area based on data that you can't prove.

Zillow cannot see improvements unless they are reflected in a higher sales price or in a higher assessment. All they can see are the numbers. Even with that, there is a rate of error that varies by area.

Zillow gives a range to try to cover that, but it it still not as close as an appraisal or a CMA would be with hand selected comps.

Zillow is a great tool for buyers and sellers. Zillow provides buyers and sellers a feel for the area. All sales come down to what the buyer and the seller agree to.

Did you know that most homes are over values by 3,500 to 5,000 dollars even when they sale in today's market. Buyers are still asking for closing costs because they do not have the cash on hand to pay their down payment and closing costs. Something you should think upon when selling.

Zillow is a tool, not the final decision.

Call any local realtor and they will be able to give you a better idea of your market.
