Caught your other excerpt about the SF buyer.. You have straight, no holds barred, answers. I think this forum and board does get "loose" in its direction, but it is difficult at times as consumers "threaten" Lending Tree if they don't get 5% (15yr) NO POINTS in their comments. Consumers at many times like the general poluation do not want to hear/read th truth, they don't want to open their 104K statement from MAR 2008, and they don't want to hear they must have skin in the game or their HELOC is being shut off... So, we are faced with "Sellers of Services" that are doing nothing wrong, but understand the marketing piece better by simply giving the user what they want to buy. The end user wants a "YES" and it is gonna be OK and I wnat a 5.5% rate with garbage credit, etc... FHA and the GOV is specializing in subprime and the "dealers" will distribute that. There are good folks here as well as loose cannons, but Zill has provided a place to gather them all and the cream will rise and the real message will be listened to and not just heard. Good Stuff

Don't give up. The BS will continue not unlike before lenders will come and go the good ones will be around and eventually the public will be able to tell the good lenders from the snake oil salesmen.

Too Soon for Red Sox Nation.....Currently too involved in the Green!
Having said that it's nice to pick up a couple of one run games. If you watched the Celtics game last night the crowd started singing Sweet Caroline when the sox won. The atlanta Hawks and there fans had to be thinking the crowd had lost it!
If you have ever been to Fenway, Sweet Caroline is a crowd favorite. Boston is on a bit of a roll in the professional sports area....A ton of fun to be around.

Sounds like a blast and I know of some of the traditions. Good stuff... Keep rockin' and postin' and educatin' Good things come to those who share their gifts. FYI.... O'town... selling 1000/month MLS.... Foreclosure filings 2600/month... I never believed Otown would be vulnerable in this fashion.. We are not in dire straights, but of the 2600 filings per month, I am sure the vast majority are on the market... trying to get out.... and if not.... they become "dirty inventory" and will BE SOLD as banks don't have Xmas parties in their REOS... SO, if there are 2600/month REO coming in.... you sell 1000/month (all properties)... isnt' this a bad algebra problem that doesn't seem to have a solution currently or did I flunk MATH? which I didn't..

Believe it or not I had my first appraisal come in low this week. I think we are in a little trouble, not so much with the SFD, but the multis are taking a big hit.

Stockton - foreclosure capital of US (I am just east of Sac-town) just saw a $810,000 mortgage on an REO and the bank sold the property for $230,000. Seems like we might just want to start looking at these REO markets.
As Buffini said "I might want to look at Stockton!" If we motivate this as well, the market will simply get going again. There are good buys out there.

This place really needs to be cleaned up or discontinued. It's a tragedy that something with so much potential value will go on serving no useful purpose.
