Was the work done to create the 'man cave' permitted? That will affect whether it helps appraisal or not. Are those types of additional spaces common in your neighborhood?
In today's market, which is thick with folks who perceive themselves as investors and investment advisers, I'd call the additional space an "income property" or some such gibberish. It will appeal to different buyers for different applications, but the way to make it draw the most flies is to appeal to greed.

One last question, i called the detached garage a man cave as i thought it would appeal to men! It is in fact a 1500 sq.ft. garage below, a 1000 sq.ft fully functional apartment; fully furnished kitchen, full bath, a seperate room with laundry hookups....you could live in it, rent it out, granny flat or whatever...would it still not be counted in sq.footage?Thanks Harvey

Hi Harvey:
The first thing to do is to claim your home on Zillow (hover cursor over Edit on the home details page and chose "claim your home"). Then you can edit the square footage. Please be aware that if the "man cave" (although that is a huge cave!) is not accessed through finished area in the main home, it does not tend to be counted as the house square footage.
I noticed you also have a number of other features such as bedrooms missing from your home data. You can edit those numbers as well once you've claimed your home.
The Zestimate does not reflect upgrades. Describe those in the text of the description. Zillow promises a tool next year sometime to address this issue.
The Zestimate takes a while to respond fully - several weeks to several months.
You might wish to identify the large circular dark area in the back yard in the description. It looks like something found on my uncle's pig farm....

If you are going to list it yourself, list it everywhere, except on Zillow. I wouldn't put my asking price anywhere near their Zelusional statistical opinion unless, or until, I had to.
