Listing Discrepencies

We purchased a farm in Arkansas in December.  It was listed as a 3 bedroom 1 bath house with 1,834 sf.  It is now June and we are planning on selling.  Our realtor says we can list it as 3 bedroom if each of the rooms has a closet and 1 bath.  Two of the bedrooms do not have closets in them.  Does that make it a 1 bedroom house.  Also he says the assessor's office shows that the house is only 1,686 sf.  Do we have any recourse at this point?

Whether or not a bedroom requires a closet seems to vary.   At one point, no bedrooms were constructed with closets, and over the years it has become standard.    What  was the year of construction?

Unfortunately all listing materials showing square footage/bedrooms etc have disclaimers suggesting while they did their best it is up to the buyer to confirm the facts on the property.   This disclaimer seems to cuts off recourse.

This show why it is so important to have an agent that will help the buyer verify all the material points of the property.

on the bedroom/closet issue... depending on the age of the build will determine if a closet was necessary code at the time... many old homes were built without closets... new constructioin requires closets.. check with your city ordinances.

on the square footage, many times the city is wrong... for ease and not getting the city involved... make note in your listing exactly what the city receords say, and then add a comment that the home has been 'taped' and is actually 'x'...

recourse today? not so much... learn and move on...
