Listings without photos

I cannot understand why some agents or FSBO don't put at least one photo of the property they are trying to sell into the MLS or online. Usually they put a comment such as "must see to appreciate." Sorry, to me no photo usually means: This property is not worth seeing, or this property is a real dog. Do these listing agents or owners really think other agents & buyers have lots of gasoline and time to waste?

Exactly! Great post, I am sure that many think the same thing and always wonder if some are just lazy. What's even more incredible is when these listings sell quickly. Do you think sellers/agents do this on purpose for an "element of surprise?"

One explanation I've seen in the owner is being forced to sell by a bankruptcy court, and they hire a friend as the agent. The goal isn't to sell the house, but to live in it as long as possible.

In this age of high tech, some folks still do not have digital cameras or haven't figured out as of yet how to manipulate the pictures from the camera to the computer file and then on some sights they have to be reduced in order for them to post. Sometimes if they have to learn something new or is too much effort the pictures won't be there.
As for the MLS, if it is a new listing sometimes the pictures have been loaded and usually take a day or so to catch up to the public sites.

If it's an old listing, there really is no excuse.

Ron, I agree with you. I think its a combination of laziness and forking over the extra nominal bucks to include more than the standard. In terms of techinical ability, if they don't have it they better get it!

I agree!! To me not putting photos on the MLS means that I'm not doing my job. As professionals don't we owe this form of marketing to our clients? I realize that sometimes sellers are packing so at the very least a picture of the front, back, side...whatever looks nicest. I've helped sellers prepack and clean just to get a good photo. It's really all about how far you will go to help your clients sell their home.

My brokerage employs a professional photographer to take pictures and design marketing pieces. It really does make us stand out from the crowd. I am constantly amzed by how lazy and or stupid so many agents are when it comes to marketing a property.

I'm looking at getting another property to use as a rental. I found a few houses in the same neighborhood and one of them doesn't even have a picture of it. Since I'm interested in that neighborhood, I ~might~ drive by it, but it would be nice to know what it looked like because some places don't have numbers in an easy to see spot. Otherwise, I don't even bother trying to find it. Like mentioned above, "not worth seeing".

Our MLS in Florida will take the pictures for you, if you select "association loaded" in your listing. Unfortunately, sometimes it takes forever for them to get them on for you. If you select "broker loaded" they only give you a week to load the pictures, or fine you.

pictures should be "uploaded" at the same time as the listing...

there's no logical reason to allow listings to go out on public view (realtor.com, etc...) naked... that's a sad disservice to your sellers.

In our board, you can't upload pictures with the listings. You have to fax the listing to the board and they enter it.

However, if the pictures arent on within 48 hours- we are fined 50 bucks. The money goes to charity.

You forget that 85% of the real estate agents out there are lazy or complete idiots. Most deals that I do here in southern California require me to do both sides of the transaction in order to close it on time. In California all you need to do to get a license is have $65, a pulse, and pass an incredibly easy exam with a 60%. I dont know about you, but when I was in school, that was not a passing grade. Dont be suprised to see so many homes with no photos.

It's actually 70% for salesperson.....pulse is debateable, but 85% is a bit dramatic. I know a lot of very good agents in CA.

I agree with Gary on everything except you need a 70% to pass the state exam which in school would be an average score or a "c" grade if you don't know what average is...and yes 70% is a passing grade..and yes any car salesmen can become a real estate agent if they can memorize..which they can...which really sucks. Sorry bad experience with car salesmen turned real estate agent! So Sad! It was like I was showing him the properties! I asked him if he was a car salesmen and sure enough I was right!

I got a 90 on state and a 92 on national. Does not make me a good or bad agent. Just makes me a studious one. There are people who squeak through then be great agents. Its what you learn when you are done. The school is a starter to ensure you know the laws. Just as 4.0 students are frequently socially challenged. I know people with 2.0 college gpa who will graduate and be very very successful. Its what you do with what you have and what effort you put forth.

I find it more helpful to let the client talk about the property. I know what I think, my job is to find you the right home. If you talk I know what you are looking for. If I talk you know what I am looking at.

"This is the kitchen and through there is the bathroom"
"Figure that out on your own, Einstein?"
