The best way to get the most exposure, and therefor the best price, for your seller is to have a lock box on the property. The best lock boxes are Supra boxes that track whose ekey accessed the box and when. That provide a superior method to know who entered a property and when, so a Supra box is much better for security than other types of key boxes. The agent can also program what hours the box can be accessed. If your seller doesn't want anyone coming in during certain hours, just program the hours you will allow and the problem is solved. Listing Agents can now have the system email them as soon as someone opens one of their lock boxes, so we no longer need to wait until an agent updates their key as the info is captured immediately.

I do prefer to use lock boxes most of the time, & yes I also prefer supra. However agents need to read the agent remarks when showing. I had an instance recently. It was my listing with an elderly woman was getting out of the shower & an agent was walking into her home with his clients. He said "oh I thought it was vacant" their was a car in the driveway & things on the porch. The agent remarks clearly said to call first & give at least one hour notice. so instances like this I need to put a combo box on so the agent has to call me first.

All agents should be using the electronic Supra I box, especially if clients/tenants are still in the property. The combo boxes can be a problem, I cannot tell you how many times I went to visit a property and people were in the home because some agent could not read the remark "do not give combo # out"

Use a lockbox dont leave the key under the door mat do you want someone to live in there. How are you going to protect your sellers from damages and theft from the home?

Lockboxes are essentual to get showings. The more showings the better chance you have of finding a buyer. The safety concern that many have is overblown and far outweighed by the convenience factor.

I agree. Availability to show a home,especially in this market place, is crucial. If a home is hard to show, it won't get shown. It's as simple as that.

Lockbox. You can always have the seller control the lockbox also.

I agree, no lockbox makes it difficult for the realtor to see/show and for the owner of the property that has to drop everything to show up.
I ran in to this this past weekend. Previewing properties for a buyer and one of the properties required that the owner be there for showing.
She was shocked that I called, and stated "Your the first person to look at the property". Property on the market for over 60 days with not even a single call from anyone, except me. I felt bad for the owner.

Lock boxes offer a great deal of convience. Whereas, a realtor can have easy access to a property in a short period of time. This equals more showings.
Some people just are not comfortable with their homes being that accessable. Thats fine, but be aware that "by appointment only" may limit the amount of exposure your property gets.
Electronic lockboxes are very sophisicated nowadays, they can track who has entered the property and when. This should help some on the security level a seller might have.

Lockbox gets you a lot more showings. I agree that appointment only is the kiss of death. You always can ask that the agents call 30 minutes before a showing so that sellers have time to vacate or clean up.

In my area appointment only destroys the number of showings you received. This could be different in your community. The harder you make it to show, the less it will be shown.

M99% of our listings are on lockboxes whether they are appointment required or not.
