We looked for eight months before we made an offer. And don't compromise too much (you have to live there as well). Assuming you're in it for the long haul, that petty annoyance today will be the bane of your existence in five years time.

Looking at multiple properties is the name of the buying game. How are you to know what you are willing to negotiate over or not if you haven't taken the time to survey the inventory? I encourage my clients to take a look at as many homes as it takes until they are ready to make an offer.

Don't do it, ghennis. I too was tempted by the moans of starving sellers, but I fought the temptation and the attempts by cheerleading marauders to woo me into a depreciating investment. You can do it!

LOL so true. If I were religious, I'd say a special prayer at night asking God to protect the few realtors out there that are legitimately warning potential buyers about the realities of the market, not NAR talking points.

Tonight I was thinking: I didn't spend 22 years studying to live by some one else's rules. I know what's coming and I want to be in a place that I feel safe. No rentals in my area provide that. I've waited 2 years and now I'm buying.

cabin: that sounds like nonsense too: there are homes available for rent in virtually every type of neighborhood possible in america; Guaranteed wherever you buy, there will be neighbors renting in the same area... If you want to buy go ahead, god knows tons of sellers and realtors are wishing there were more of you; however, making the decisions based on your thinking that somehow your becoming grownup, or that it enhances your personal safety are pretty weak thinking...
