There are lenders that can certainly help you with non-warrentable financing. You will need the usual requirements such as good credit, verifiable income, and a sufficient down payment. If your finances are strong in these areas then there are non-warrantable financing options that would be available to you. The best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. If you need additional assistance, feel free to reach out. Good luck!

Thank you for your input.  I have already tried Wafed (no go).  I will look into previous purchases, however their have not been any for the last 1 yr, so I am not sure how helpful that will be:(

We have a non warrantable loan program, which is only ARMs. We do have some LOs in WA. Check out www.FirstCal.net, which you may be able to find one of our LOs local to you. I'm not sure of the program specifics, but it's called the first cal advantage program. If you have any trouble, then I'll be more than happy to locate somebody in WA for you.
