Looking for a quick cash buyer

Does anybody know where I can get a list of investors/developers who would buy my lot at a discount , but on a 10-day contract? I am looking for cash buyers only. The title is free and clear and open at a title company here in Houston, but we can close at a title company of your choice.
Please let me know of such a list or website. All I am getting in my searches is venture capitalists who want to finance. The lot has no lien and I am only looking for cash buyers.
