Looking for a rental out of state

My roomate and I are two college students looking to move to Orlando by the end of summer so that we can start attending school this coming fall semester. We are not sure how to go about looking for a good apartment considering we are not phycially there to look at any places or meet with any owners. Should we be considering hiring a realtor to help us with this process?

If your going to Ucf or Valencia there is a lot of housing designed for college kids. Yes you will pay a premium for being very close to campus and the amenities these complexes offer. There is also a lot of townhomes and single family homes for rent if your willing to drive 5 or so miles to school everyday. You'll need a good budget to see what you can afford.

In Floria, the owner of the property usually compensates the Realtor. If you find one, ask if they are willing to show not just their inventory, but also other agent's listings. Working with one tech savvy aegnt is what you need. A dedicated agent will offer to pre-view the apartment for you, may even take photos or video to share with you. Ask them to set you up with on line listing cart so you can pre-view available properties.
Don't forget to ask your agent what will be needed in form of deposits, credit scores, in some cases you may need your parents to be the guarantors on the lease, especially if you won't have a steady income or adequate savings. There is no set rules, when dealing with individual owners requirements may vary fromplace to place.

I would suggest you contact a realtor in the Orlando market. They will work with the criteria you give them. They can send you listings via email so that you view whatever photos that are attached to the listing. If your school will be outside of Orlando, you might want to check with a realtor in that area. Make sure you let the realtor know which school you'll be attending so that they can find you an apartment near the school.
