You don't say if the tenants are aware that the property is going up for sale, but it is critical that you have a frank discussion of that fact with your tenants. If your tenants are in a lease, the property would be sold subject to that lease if it closes before the lease expiration, unless you can work out something with the tenants. If they are month to month and you are selling to an owner-occupant, your current tenants will need reasonable notice to move. You should discuss with them several pre-set times and days for showing so you can have times that your listing agent can suggest to buyer's agent and so that your tenant will have sufficient notice to have the property in good showing condition.. Respecting your tenants' rights and making the property as accessible as possible to agents with clients will help you get the highest price in the shortest possible time.

If you don't mind the listing agent not being present for showings, I can offer you a cut-rate commission. A buyer-side Realtor will show the property to the buyer, and I would only show the property if there was an unrepresented buyer. Also we would have to agree on a fair market value list price.
