There are only 4 factors that determine when and if a house will sell. I know agents like to come up with '100 point marketing plans' and all kinds of smoke and mirrors but this is the bottom line
1) Location - neither you or the agent can do anything about it - except adjust price if it is not a great location
2) Condition - that all in your hands - in this market if it not in great condition and staged properly you will be making a big price adjustment
3) Price - this has nothing to do with what you have paid for the property - what your next house costs - or even what you have put into the property - It has everything to do with what will an educated buyer pay for the property at this location and in its current condition.....
Now for the agents job
4) Getting your property in front of as many buyers as possible. Since 87% of the buyers look on line - your agent needs a strong website - and I recommend enhanced listing on REALTOR.com....But no marketing plan or 'aggressive' agent can over come an overpriced house.

This is a very dynamic market with many buyers out there.  Have you determined the true value of your home in todays market?  This is your key to getting your home sold.  It's the best time to buy so I suggest the priority is an Aggressive Asking price in addition to an experienced, professional and full time agent to get the job done for you.  Now... is the window of opportunity.  If you really need to sell.. take advantage of this market  by pricing it right and hiring the right professional. It's not about an agressive realtor--but a professional agent--and more importantly, it's all about price...if you price it to sell, it should sell...the worst thing any seller can do is try to chase the market....Find the market value and discount it 10%. Realtistic price setting is the key--this is more important than any agressive agent can do..it all comes down to the buyer...

If you have no one in your circle of friends or family in the area that can recommend someone who is a top selling or listing agent, try a free referral service. They have the connections to find the best Realtors in the local offices and you will not have to rely on a sales pitch or guesswork.
