What is the purpose of the non-occupant for the loan file? What are they providing that the occupant borrower is not? What credit score does the occupant borrower have?

Is the non-occupant co-borrower related to the borrower? If so, you can take it FHA. Freddie Mac allows non-occupant co-borrowers for asset purposes only, not for income qualifying.
Look over to the right and click to contact Greg Darlin.
Sounds like your non-occupant co-borrower qualifies. You still have to qualify on your own merits and Greg can help you with that.
