You must find someone that has actually completed a VA loan and understands the process and burdens that are put on a Seller. 
A great strategy would be to find a listing agent that is not familiar with them at all because if the seller accepts the offer with the VA loan terms then it is on them to fix a lot of the problems with the home. Great for you bad for the seller.
