Looking to purchase a home in Sun Lakes, Arizona, is now the right time with interest rates dropping

Every indication is that prices of homes will continue to drop for the next 36 to 48 months.  I would love to buy a foreclosure or a bank short sale.  I am not in a hurry, is it prudent to wait for better pricing?

So all of the "buy now, cause rates are low" were TERRIBLE advice!

Your first line has some validity to it but not in all areas of the Valley. Sun Lakes has faired well through these past few years and the community is still in quality standards. Right now your best friend is interest rates.  I saw them drop below 5% last week and that is unheard off.  A 10% drop in price on a home my equate to 20,000 but a lower interest rate over 30 years could equate to much more than that.

Home prices have already made a huge adjustment and when combined with the record low interest rates, it is a great time to buy a home in Arizona. Yes, the home prices may come down some more but the decline should taper off soon as bank inventory is sold off. Of course there is no guarantee, but if you try to time the "bottom" you may just miss out on the current opportunity. Chances are interest rates will not remain this low for long.

The interest rate is always more important than the home price, it is the monthly payment that matters most. Now is the time to get a fixed rate for 30 years below 5% in some cases.

If you are not considering moving in the next 5 years, then the home prices will not be a factor to you. You should only be concerned with equity when you sell a property.
