Lowered our price twice, our realtor says she can't control the selling price on Zillow? Still orig

We have lowered our price twice in six weeks, our Realtor says she cannot control the price Zillow has.  Says Zillow updates slowly and whenever they want.  I find this hard to believe.  She is the one that posted it.  She says Zillow pulls prices from MLS and not the agents.  Our house is 34,500 higher about 18% higher than listed.

The long and short of it is no one is going to make a final buying decision from Zillow.  They are going to refer to the local MLS and market conditions.  While your Realtor may or may not be a Zillow expert, she did not obtain a license to be a Zillow expert. Your agent license is for your state and the laws that govern your state and local marketing conditions.  Stop worrying about Zillow and listen to your agent and your local actual market conditions.  That is how you get your home sold.

Your agent clearly doesn't know how Zillow works.  Zillow is not getting their info from MLS.   Either your agent manually entered the listing, or put it on a datafeed to Zillow at her brokerage (see the FAQs on how this works) or is using Postlets.

Sorry to hear of her incompetence.

It true that your agent can't control the value Zillow places on your property (Zestimate).  However, if your agent is registered with Zillow she can create her own listing for your house and can edit the price, status and details on the listing she creates.  When someone looks up your address they will still see the Zestimate but they will also see the agent created listing with the actual list price.

Are you looking at your "zestimate" or the list value for your home?
It may depend on your area - in our neck of the woods in northern California the agents enter the listings and can change the parameters.  They do not control the "Zestimate" values.
The Zestimates are not completely accurate - but basically an estimate, with an established margin of error by Zillow.
