The lowest price I've seen in the areas I have worked is around 175k, and thats in City Heights. The prices in that lower end market have begun to creep up.Properties in that price range are generating a lot of competition and require extreme patience because most of them are short sales or foreclosures.

Thank you,

Girard,

The metro San Diego region still has plenty of single family homes that are 2 BRs (some with only one bath though) that have a "1"in the price. Mid-one hundreds is not unusual. As an investor, you will need a bigger down payment, probably at least 25%, with decent reserves in the bank after that.

If you are serious and need help, let me know. Before we shop, I will get you to a lender right away to get your pre-approved so you know what you're qualified to buy.
