MLS listings and fact checking

Is a listing agent also liable in CA? In MA a Realtor (C) was held liable for incorrectly listing a property as being in a business zone when in fact the property was zoned as residential.
I know agents say buyer must independently verify but what can we trust in the MLS listing and what should we verify?

You really should verify everything.  Why not?  Most of verification is evident to the eye.  Zoning, taxes, tax map info, any special claims, may not be so easy, but are usually just a phone call away.  Many agents in my area often quote taxes incorrectly.  Know the correct info before signing contracts.
