MY HOUSE IS WORTH MORE THAN THAT!

A prospective seller calls the office, and requests a comparative market analysis. When given the report the response is "MY HOUSE IS WORTH MORE THAN THAT!" Oh! I must not know what I'm doing - please take a close look at the homes identical to yours that have recently sold - please explain to me why yours is worth so much more so I can share it with prospective buyers.I am forced to look at things as an appraiser would.  I have responded "I think your home shows really well, but...  I think we could actually find a buyer that will pay the price you want, but I really don't think it will appraise, then you have a new set of issues to deal with." "You might get an agent to agree to list the home for that price, but it won't change the market value". Eventually the price will be reduced to what it should have been originally.

Jospeh:  This one scenerio that I have seen too many times and it is heart wrenching when a Seller really is holding onto the fact that their home is worth more that what the market is selling for.  And it is a disservice to Seller's when another agent lists it for more than what the market is proving the home is worth.
